🏗️ Join Our Team – Damp & Mould Manager (Croydon)
We're looking for an experienced and strategic Damp & Mould Manager to lead the delivery of damp, mould, condensation, and disrepair services across our housing stock in Croydon.
This is an exciting opportunity for a strong operational leader with extensive property maintenance experience and a passion for delivering safe, compliant, and high-quality homes for residents. You'll be responsible for managing teams, contractors, budgets, and performance, ensuring that all damp and mould cases are resolved efficiently while providing an outstanding customer experience.

🔧 Your Role Will Include:
📍 Leading the operational delivery of damp, mould, condensation, and disrepair works across the Croydon contract.
👥 Managing and developing a team of supervisors, operatives, surveyors, and subcontractors, ensuring high levels of performance and engagement.
🏠 Overseeing the end-to-end management of damp and mould cases, from diagnosis and investigation through to remediation and completion.
📊 Managing service delivery performance, ensuring compliance with KPIs, SLAs, regulatory requirements, and contractual obligations.
💰 Taking ownership of budgets, forecasting, cost control, and resource planning to ensure effective service delivery and value for money.
✅ Implementing robust quality assurance processes, including audits, inspections, and continuous improvement initiatives.
⚠️ Ensuring all activities are delivered in accordance with Health & Safety legislation, company policies, and industry best practice.
💬 Managing escalated customer complaints, Members' enquiries, and complex cases, driving positive outcomes and customer satisfaction.
🤝 Building strong relationships with clients, residents, local authorities, internal stakeholders, and external partners.
📈 Producing performance reports and management information to support operational decision-making and service improvements.
📝 Ensuring accurate record keeping and compliance with all relevant damp and mould legislation, standards, and regulatory requirements.
🏗️ Supporting wider asset management, repairs, and investment programmes to help improve the condition and sustainability of homes.
📋 What We're Looking For:
🎓 HNC/HND, NVQ Level 4/5, or equivalent qualification in Construction, Building Maintenance, Housing, or a related discipline (desirable).
📜 SMSTS (Site Management Safety Training Scheme) or equivalent Health & Safety qualification preferred.
🏢 Significant experience managing damp & mould, disrepair, repairs, maintenance, or property services within social housing or a similar environment.
👥 Proven leadership experience managing operational teams, supervisors, contractors, and multiple stakeholders.
🔨 Strong technical understanding of damp, mould, condensation, ventilation systems, building pathology, and remedial solutions.
📊 Experience managing budgets, performance targets, service improvement programmes, and contractual compliance.
💡 Excellent communication, stakeholder management, negotiation, and problem-solving skills.
⚖️ Strong understanding of housing legislation, compliance requirements, and customer service standards.
🧭 Ability to make informed decisions, manage competing priorities, and drive performance in a demanding operational environment.
🚗 Full UK driving licence.
