WPS are seeking an experienced Site Manager to deliver planned social housing works, including Higher‑Risk Buildings (HRBs), under the Building Safety Act 2022 and supporting regulations.
This role is suited to a hands‑on, site‑based professional with proven experience operating in complex residential or high‑rise environments, where fire safety, structural safety, and regulatory compliance are critical to successful delivery.
About the Role
As Site Manager, you will have full responsibility for the safe, compliant and high‑quality delivery of planned works on social housing schemes, including HRBs. You will be accountable for ensuring works are carried out strictly in line with approved Gateway 2 designs and that all building safety information is accurately recorded and maintained.
You will work closely with project teams, subcontractors, consultants and client stakeholders to ensure building safety risks are effectively managed on site.
Key responsibilities include:
- Managing day‑to‑day site operations on planned social housing schemes, including HRBs
- Ensuring all works comply with Gateway 2 approvals and approved design information
- Leading site teams, subcontractors and suppliers to deliver works safely and compliantly
- Managing fire and structural safety risks throughout construction activities
- Maintaining robust control of quality, programme and health & safety
- Acting as a key point of contact for building safety compliance on site
Higher‑Risk Buildings (HRB) Experience – Essential
We are specifically seeking an experienced Site Manager on HRBs, with demonstrable, practical site experience including:
- Delivery of complex residential or high‑rise projects
- Strong working knowledge of fire safety systems, fire‑stopping and structural risk management
- Experience working under Building Safety Regulator oversight
- Ability to manage construction works strictly in line with approved Gateway 2 designs with no unauthorised deviations
Golden Thread Responsibilities
The successful candidate will ensure accurate, contemporaneous Golden Thread records are created, maintained and handed over, including (but not limited to):
- Inspection and Test Plans (ITPs)
- Fire‑stopping evidence and sign‑off
- Installation and progress photography
- Product certification and compliance documentation
This is an essential part of the role and a key measure of compliance and performance under the Building Safety Act regime.
What We're Looking For (Essential)
✅ Proven experience as a Site Manager on planned social housing works
✅ Demonstrable HRB experience on live projects
✅ Strong understanding of Building Safety Act 2022 requirements in practice
✅ SSSTS minimum (SMSTS desirable)
✅ Ability to manage works in line with approved designs and regulatory approvals
✅ Strong documentation, reporting and record‑keeping discipline
✅ Full UK driving licence
