Due to continued growth and the expansion of our Planned Works portfolio, Wates Property Services is seeking an experienced Site Manager to oversee the delivery of high-rise residential refurbishment projects across the Walton-on-Thames area.

This is an excellent opportunity for a driven construction professional with a strong background in social housing planned maintenance and high-rise residential buildings. You will play a key role in delivering large-scale refurbishment programmes in occupied environments, ensuring works are completed safely, on time and to the highest quality standards.

The Role

As Site Manager, you will take ownership of day-to-day site operations across a range of planned maintenance projects, leading site teams and subcontractors to deliver exceptional results for our clients and residents.

Typical works may include:

  • High-rise refurbishment projects
  • External envelope improvements
  • Roofing replacement programmes
  • Window and door renewals
  • Fire safety and FRA works
  • Cladding remediation works
  • Retrofit and energy efficiency upgrades
  • Communal area improvements

Key Responsibilities

  • Manage site operations from mobilisation through to completion.
  • Ensure projects are delivered safely, on programme and within budget.
  • Lead subcontractors, direct operatives and suppliers on site.
  • Maintain the highest standards of health, safety, quality and environmental compliance.
  • Conduct site inspections, quality checks and progress meetings.
  • Produce weekly progress reports and site documentation.
  • Ensure effective resident and client communication throughout the project lifecycle.
  • Work collaboratively with Project Managers, Commercial Teams and Resident Liaison Officers.
  • Monitor programme performance and proactively resolve site challenges.
  • Ensure all works are completed to customer and client satisfaction.

About You

We're looking for an experienced Site Manager who thrives in a fast-paced environment and has a proven track record delivering social housing refurbishment projects.

Essential Experience & Qualifications

✅ Experience managing high-rise residential refurbishment projects

✅ Strong background within social housing planned works

✅ Experience working in occupied residential environments

✅ Knowledge of fire safety, external envelope, roofing or retrofit works

✅ SMSTS

✅ CSCS Manager Card

✅ First Aid at Work

✅ Full UK Driving Licence

Desirable

  • Experience delivering cladding remediation programmes
  • Knowledge of PAS 2035 and retrofit delivery
  • FRA (Fire Risk Assessment) project experience
  • Working knowledge of NHF Schedule of Rates
  • Temporary Works awareness
