The regeneration supports the overall Gascoigne Estate development plan in Barking. Be First have targeted the regeneration to tackle the housing crisis for the local area with the ethos of “building great homes local people can afford”.
The redevelopments have included demolishing existing low and medium rise residential housing to deliver affordable rent and private sale units and will include car charging points, over 360 new push-bike parking spaces and connection to the Barking Town Centre District Heating network.
Gascoigne East Phase 3B has included the demolition of existing 3-12 storey buildings and associated car parking areas to provide a total of 334 new homes with over 1.6ha of public landscaping, placemaking works and parks. The homes will be delivered across 6 mansion block towers of 5-9 storeys and 3 storey town houses.
The tenures will include 167 Market Rent, 77 Affordable Rent and 90 London Affordable Rent.
Together with Be First, we will be delivering low energy homes to support the reduction in bills for residents. This will be achieved through a robust energy and Mechanical, Electrical and Plumbing (MEP) strategy which sees the use of MMC (Modern Methods of Construction) including bathroom pods, prefab balconies, and precast plank structure for the townhouses, to optimise the buildings’ performance.
We are proud to be exceeding the GLA benchmarks for Carbon Sequestration by 20%.
The estimated Co2 reduction is expected to improve the target of 48.1% set at planning stage to 53.2% (10% above planning stage). By utilising a ‘Fabric First’ approach the development is set to achieve 6% gain on the target fabric efficiency required, so minimising energy consumption for residents.
We are proud to say that the Gascoigne West Phase 2 scheme is nearing completion, and all social value targets have been met well ahead of building completion – achieving 355 staff volunteer days and 30 work experience placements.
On Gascoigne East Phase 3b our Social Value team has already started to engage with the local community through organising an event for the client and local residents, and a rubbish collection around the perimeter of the site. There are new challenges for 2024, including higher targets for staff volunteering and work placements, employment and skills, and a host of activities with social enterprises and local communities to look forward to.
